A Little Life Update...

The Annual Client Appreciation Event at the racetrack was such a success! We kicked off the night with a bang by betting on the very first trifecta and won $98! From there, it was all great food, drinks, and even better company.
 
On a personal note, Ryan and I just bought a house and close on it this week! Stay tuned — mine will be hitting the market soon. If you know anyone looking for a home in the urban core with a pool around $350K, please send them my way!

Prevent storm damage and give space for holiday decorations or lights.

Lint buildup can cause fires and reduce efficiency; vacuum the vent hose and outside vent cap.
 
03. Test Smoke & Carbon Monoxide Detectors
Replace batteries and test alarms — especially with heaters running more often.
 
04. Roof Inspection
Test smoke detectors and carbon monoxide alarms to ensure they are functioning properly and replace batteries if needed for reliable operation.
 
05. Outdoor Faucets
Seal any gaps or cracks around doors, windows, and other openings to prevent heat loss and keep your home cozy during chilly autumn evenings.

01. “When is the right time to refinance?”
 
A good rule of thumb: if rates drop at least a full point lower than your current one or if you’ve built up 20% equity in your home. That’s when refinancing can save you the most — especially if you plan to stay put for a few more years.
 
02. “Is it really cheaper to rent than own right now?”
 
It depends on how long you’ll stay. Rent might look cheaper short-term but owning builds equity and stability. In OKC, owning often wins if you plan to stay 5+ years.
 
Q3: “What mortgage rates are we seeing in Oklahoma right now?”
 
FHA loans are around 5.5% and conventional near 6%, depending on credit and down payment. Some lenders also offer temporary rate buydowns to lower payments early on.
